Realty company Mahindra Lifespace Developers announced Q2FY27 results Consolidated Financial Highlights: Total income for Q2FY27 was Rs 10,402 lakh, which is a QoQ reduction of 89.36% from Rs 97,754 lakh in Q1FY27, but a YoY growth of 214.64% over Rs 3,306 lakh in Q2FY26. For H1FY27, total income stood at Rs 1,08,156 lakh, showing a YoY jump of 1,368.12% against Rs 7,367 lakh in H1FY26. Revenue from operations stood at Rs 3,242 lakh in Q2FY27, dropping 96.63% QoQ compared to Rs 96,213 lakh in Q1FY27, while growing 84.62% YoY from Rs 1,756 lakh in Q2FY26. For H1FY27, operational revenue was recorded at Rs 99,455 lakh, tracking a YoY expansion of 1,907.97% relative to Rs 4,953 lakh in H1FY26. Profit before tax (PBT) for Q2FY27 settled at Rs 4,950 lakh (after share of net profit of joint ventures and associates), indicating a QoQ decrease of 55.41% over Rs 11,100 lakh in Q1FY27, and a YoY decline of 2.44% against Rs 5,074 lakh in Q2FY26. For H1FY27, PBT increased 73.81% YoY to Rs 16,050 lakh from Rs 9,234 lakh in H1FY26. Profit after tax (PAT) landed at Rs 1,634 lakh in Q2FY27, marking an 80.90% QoQ downshift from Rs 8,555 lakh in Q1FY27, and a 65.89% YoY drop from Rs 4,791 lakh in Q2FY26. For H1FY27, PAT reached Rs 10,189 lakh, representing a YoY growth of 2.74% from Rs 9,917 lakh in H1FY26. Earnings per equity share (EPS) basic stood at Rs 0.77 in Q2FY27, down 80.80% QoQ from Rs 4.01 in Q1FY27, and down 68.83% YoY compared to Rs 2.47 in Q2FY26. For H1FY27, basic EPS was Rs 4.77, decreasing 6.65% YoY from Rs 5.11 in H1FY26. Standalone Financial Highlights: Total income came in at Rs 24,713 lakh in Q2FY27, displaying a QoQ shrinkage of 37.74% from Rs 39,696 lakh in Q1FY27, but escalating 332.85% YoY relative to Rs 5,707 lakh in Q2FY26. For H1FY27, total standalone income rose 457.22% YoY to Rs 64,409 lakh against Rs 11,559 lakh in H1FY26. Revenue from operations was recorded at Rs 1,573 lakh in Q2FY27, trailing by 95.25% QoQ over Rs 33,124 lakh in Q1FY27, while gaining 31.41% YoY relative to Rs 1,197 lakh in Q2FY26. For H1FY27, standalone operational revenue was Rs 34,697 lakh, highlighting a YoY growth of 825.25% from Rs 3,750 lakh in H1FY26. Profit before tax (PBT) for Q2FY27 was Rs 16,477 lakh, picking up by 45.87% QoQ from Rs 11,296 lakh in Q1FY27, and turning around from a standalone loss before tax of Rs 1,897 lakh in Q2FY26. For H1FY27, PBT reached Rs 27,773 lakh, reversing a loss of Rs 6,189 lakh in H1FY26. Profit after tax (PAT) landed at Rs 12,743 lakh in Q2FY27, tracking a QoQ growth of 41.38% over Rs 9,013 lakh in Q1FY27, and reversing a net loss after tax of Rs 2,451 lakh in Q2FY26. For H1FY27, PAT arrived at Rs 21,756 lakh, swinging into positive territory from a net loss of Rs 5,833 lakh in H1FY26. Earnings per equity share (EPS) basic arrived at Rs 5.97 in Q2FY27, expanding 41.47% QoQ compared to Rs 4.22 in Q1FY27, and bouncing back from a negative basic EPS of Rs 1.26 in Q2FY26. For H1FY27, basic standalone EPS stood at Rs 10.20, recovering from a negative basic EPS of Rs 3.01 in H1FY26. Business Highlights: Strategic Portfolio Divestment: During the quarter, the company finalized the full divestment of its investment holdings within the Ample Parks Group as part of its strategic portfolio optimization. The transaction closed at a total consideration value of Rs 7,652 lakh, generating a standalone profit on disposal of Rs 156 lakh and a consolidated profit on disposal of Rs 2,694 lakh. Equity Accounted Share of Profits: Joint ventures and associates contributed an operational share of net profit of Rs 4,289 lakh to the consolidated portfolio during Q2FY27 and Rs 5,144 lakh during H1FY27.
