Realty company Godrej Properties announced Q1FY27 results Consolidated Financial Highlights: Total Income: The consolidated total income for Q1FY27 was reported at Rs 1,345.04 crore, representing a YoY decrease of 16.99% from Rs 1,620.34 crore in Q1FY26 and a QoQ decline of 64.67% from Rs 3,806.65 crore in Q4FY26. Revenue from Operations: Revenue from operations in Q1FY27 stood at Rs 506.17 crore, marking a YoY growth of 16.48% compared to Rs 434.56 crore in Q1FY26, but a QoQ decline of 85.36% from Rs 3,458.13 crore in Q4FY26. Other Income: Other income for Q1FY27 was Rs 838.87 crore, a YoY decrease of 29.26% from Rs 1,185.78 crore in Q1FY26, though it increased significantly on a QoQ basis from Rs 348.52 crore in Q4FY26. Profit Before Tax: The Group reported a profit before tax of Rs 479.71 crore in Q1FY27, a YoY decline of 44.26% from Rs 860.57 crore in Q1FY26 and a QoQ decline of 44.82% from Rs 869.40 crore in Q4FY26. Net Profit: Profit after tax for Q1FY27 reached Rs 349.38 crore, reflecting a YoY decrease of 41.61% from Rs 598.40 crore in Q1FY26 and a QoQ decrease of 45.87% from Rs 645.44 crore in Q4FY26. Total Comprehensive Income: The total comprehensive income for Q1FY27 was Rs 348.42 crore, compared to Rs 597.46 crore in Q1FY26 and Rs 643.45 crore in Q4FY26. Earnings Per Share (EPS): Basic and Diluted EPS for Q1FY27 stood at Rs 11.62, compared to Rs 19.92 in Q1FY26 and Rs 21.58 in Q4FY26. Standalone Financial Highlights: Total Income: Standalone total income for Q1FY27 was Rs 585.76 crore, representing a YoY growth of 1.44% from Rs 577.45 crore in Q1FY26, and a QoQ decrease of 59.22% compared to Rs 1,436.31 crore in Q4FY26. Revenue from Operations: Standalone revenue from operations in Q1FY27 reached Rs 121.09 crore, up 14.16% YoY from Rs 106.07 crore in Q1FY26, but down 86.96% QoQ from Rs 928.35 crore in Q4FY26. Other Income: Standalone other income for Q1FY27 was Rs 464.67 crore, reflecting a YoY decrease of 1.42% from Rs 471.38 crore in Q1FY26 and a QoQ decline of 8.52% from Rs 507.96 crore in Q4FY26. Profit Before Tax: Standalone profit before tax for Q1FY27 stood at Rs 86.06 crore, reflecting a YoY increase of 8.29% from Rs 79.47 crore in Q1FY26, but a QoQ decrease of 70.53% from Rs 292.08 crore in Q4FY26. Net Profit: Net profit for Q1FY27 was Rs 60.54 crore, marking a YoY growth of 7.89% from Rs 56.11 crore in Q1FY26 and a QoQ decline of 72.38% compared to Rs 219.20 crore in Q4FY26. Total Comprehensive Income: Total standalone comprehensive income for Q1FY27 was Rs 59.58 crore, compared to Rs 55.21 crore in Q1FY26 and Rs 218.07 crore in Q4FY26. Earnings Per Share (EPS): Basic and Diluted standalone EPS for Q1FY27 was Rs 2.01, compared to Rs 1.86 in Q1FY26 and Rs 7.28 in Q4FY26. Business Highlights: Segment-wise Performance: Real Estate: The segment recorded revenue of Rs 476.25 crore in Q1FY27. The profit before tax for this segment was Rs 472.83 crore. Hospitality: The segment recorded revenue of Rs 29.92 crore in Q1FY27. The profit before tax for this segment was Rs 6.88 crore. Joint Venture Acquisition: During Q1FY27, the Group acquired control of one of its joint ventures. Consequently, a fair value gain upon re-measurement of the Group's existing investments was recorded under other income. Employee Stock Grants: During Q1FY27, the Holding Company granted 29,371 new stocks to eligible employees, while 3,418 stock grants lapsed. Furthermore, 18,221 equity shares were allotted upon the exercise of stock grants under the Employee Stock Grant Scheme. Final Dividend: The Board of Directors had recommended a final dividend of Rs 1.75 per equity share (25%) for FY26, which was approved by shareholders on July 31, 2026. NCLT Order for Merger: The National Company Law Tribunal ('NCLT') pronounced an order on July 8, 2026, to merge Embellish Houses Private Limited (a wholly owned subsidiary) with the Company with an appointed date of November 1, 2025. The Company is in the process of completing the necessary formalities. Pirojsha Godrej, Executive Chairperson, Godrej Properties, said: “Godrej Properties delivered another solid quarter for bookings, collections, business development and earnings. We expect the sales momentum to continue for the rest of the year, led by strong end-user demand across key markets. We remain on track to deliver on bookings of over Rs 39,000 crore and collections of Rs 24,000 crore for the year, which will allow us to generate approximately Rs 9,000 crore of operating cash flow, which in turn will allow us to continue to invest in sustainable growth.
