Brookfield India Reit plans to acquire business park for over 13,000 cr

Brookfield India Real Estate Trust (BIRET) on Tuesday said it is planning to acquire 7.7 million sq ft of commercial assets in Bengaluru for Rs 13,125 crore to expand business. This will fall in related party transaction and is proposed to be done at arm length basis, the company said. In a regulatory filing on Tuesday, the company said the Board of Directors of Brookprop Management Services Pvt Ltd, which is the manager of BIRET, approved the acquisition of up to 100 per cent of the issued and paid-up equity share capital of Arliga Ecoworld Business Parks Pvt Ltd at an acquisition price of Rs 1,31,250 million from the existing shareholder of Ecoworld SPV. The existing shareholders of Ecoworld SPV are BSREP III New York FDI I (DIFC) Ltd (including its nominee, BSREP III New York II (DIFC) Limited), forming part of the Brookfield group. Brookfield India REIT Q1 net operating income rises 13% to 499 crore

Brookfield India Real Estate Trust has posted 13 per cent increase in its net operating income to Rs 498.6 crore for the first quarter of this fiscal year and announced plans to raise up to Rs 1,000 crore through issue of preferential units to investors. Its Net Operating Income (NOI), which is revenue from operation minus direct operating expenses, stood at Rs 439.9 crore in the year-ago period, according to a regulatory filing on Friday. The company, an institutionally managed real estate investment trust (REIT) backed by rent-yielding office assets, announced distribution of Rs 319 crore to unitholders (Rs 5.25 per unit) for June quarter of 2025-26 fiscal. Brookfield India REIT also plans to raise up to Rs 1,000 crore through issue of preferential units to investors. It will issue up to 3.23 crore units at Rs 310 per unit. Brookfield India REIT to raise up to Rs 3,500 cr via issue of unitholders

Brookfield India Real Estate Trust on Thursday announced plans to raise up to Rs 3,500 crore through issue of units to institutional investors to reduce debt as well as to fund future growth, and reported a 40 per cent increase in its net operating income to Rs 485.8 crore for the second quarter of this fiscal. The company also announced distribution of Rs 220.8 crore for the second quarter of this fiscal to unitholders. The board of directors of Brookprop Management Services Pvt Ltd, the manager of Brookfield India Real Estate Trust, approved the issuance of units of Brookfield India REIT through an institutional placement of units not exceeding Rs 3500 crore in one or more placement, according to a regulatory filing on Thursday. Brookfield Properties will source renewable power from solar project at Bikaner in Rajasthan for supplying green energy at four office campuses across Delhi-NCR. In a statement on Monday, Brookfield Properties said it has "secured renewable power from Brookfield's Bikaner Solar Power Project in the first partnership in India under the Inter State Transmission System (ISTS) bilateral arrangement." As a result, Brookfield Properties' occupiers in Delhi- NCR now receive 40 per cent of their energy from renewable power. Brookfield India Real Estate Trust has reported a 93 per cent jump in its net operating income to Rs 439.9 crore and declared a distribution of Rs 216 crore for the June 2024 quarter. Its net operating income (NOI) stood at Rs 227.5 crore in the year-ago period. According to a regulatory filing on Wednesday, Brookfield India Real Estate Trust declared a distribution of Rs 216 crore or Rs 4.50 per unit for the quarter ended June 30, 2024. The company's net profit stood at Rs 37.35 crore in the first quarter of this fiscal against a loss of Rs 27 crore in the year-ago period. Brookfield India Real Estate Trust plans to raise up to Rs 3,500 crore through issues of units to institutional investors or preferential allotment of units, mainly to fund its proposed acquisition of two commercial properties. Last month, Brookfield India Real Estate Trust (BIRET) and Singapore's sovereign wealth fund GIC had announced an equal partnership to acquire two commercial properties in India for Rs 11,225 crore. The company had proposed to fund the acquisitions through an institutional placement of up to Rs 3,500 crore and said it might also consider other forms of fund raising, including preferential allotment of units.
